Question 1

How soon can you complete an inspection?

Accepted Answer

We aim to arrange inspections promptly and can often complete them within 24 hours, depending on the location, property and access arrangements. If you’re working to a contract, auction or handover deadline, let us know when you enquire.

Question 2

How quickly will I receive the report?

Accepted Answer

Reports are generally provided on the same or following day after the inspection. We understand that property decisions can be time-sensitive and work to get the information to you as quickly as possible.

Question 3

How long does an inspection take?

Accepted Answer

Most pre-purchase inspections take between one and three hours. New home handover inspections may take between two and four hours. Timing depends on the property’s size, age, condition and complexity.

Question 4

What will my report include?

Accepted Answer

Your report will include an overview of the property, detailed photos, identified defects, maintenance concerns and practical recommendations. Where appropriate, Andrew may also provide guidance about potential repairs and areas that require further investigation.

Question 5

Do you use thermal imaging?

Accepted Answer

Yes. Thermal imaging can help identify signs of moisture and leaks that may not be obvious during a visual inspection. It is used alongside Andrew’s physical assessment and building experience.

Question 6

Can you organise a pest inspection?

Accepted Answer

Yes. IBRV can coordinate a pest inspection with a trusted, licensed local professional, giving you a more complete understanding of the property.

Question 7

Can I speak with Andrew about the findings?

Accepted Answer

Absolutely. Andrew is available to explain the findings and answer questions so you are clear about the property’s condition and your possible next steps.

Question 8

Are you insured?

Accepted Answer

Yes. IBRV holds professional indemnity insurance for added peace of mind.
